Our process

How we work — step by step

A predictable, six-stage process. No surprises, fixed-fee at the start, weekly progress updates throughout.

  1. 1. Feasibility visit. We assess ceiling height, joist depth, plumbing stack location, panel capacity and code constraints.
  2. 2. Design + permits. Permit drawings, ESA electrical permits, building permits — all coordinated by us.
  3. 3. Underpinning (if needed). For sub-6'8" ceilings: bench footing or full underpinning to unlock legal height.
  4. 4. Rough-in inspection stage. Framing, plumbing, electrical, HVAC all complete and inspected before any drywall closes.
  5. 5. Finishing. Drywall, flooring, paint, trim, kitchen, bath — usually the longest phase.
  6. 6. Final inspection + tenant-ready. Closing inspection, ESA cert, optional rental-ready clean and listing photos.

Basement Renovation FAQ

Can my basement become a legal secondary suite?

Usually yes, but it requires: separate entrance (sometimes a walk-out), egress windows in bedrooms, 6'5" ceilings, fire separation, and ESA-inspected electrical. We'll tell you on the first visit.

How much does a finished basement cost?

Open-plan rec rooms start around $35,000. A full legal suite with kitchen, bath, two bedrooms and separate entrance is typically $80,000–$140,000 in the GTA.

Do you handle waterproofing?

Yes — interior with dimple membrane + perimeter weeping tile, or exterior dig-down where access permits. We assess every project.

How long does a basement take?

8–14 weeks for a full suite, including permits and inspections. Open-plan finishing is 5–7 weeks.

Can I rent it out?

If it's built as a legal suite (separate entrance, egress, fire separation, ESA), yes — and many Toreno clients recoup their investment in 5–7 years.
