How we work — step by step

A predictable, six-stage process. No surprises, fixed-fee at the start, weekly progress updates throughout.

  1. 1. Status review. We review your condo corporation's rules and any prohibited modifications (load-bearing walls, plumbing relocations).
  2. 2. Design + board package. Concept, board-ready drawings, contractor insurance certificates, neighbour-notice letters.
  3. 3. Schedule + access. Elevator bookings, delivery slots, garbage chute approval, parking permits.
  4. 4. Quiet demo. Hand demolition, blanket-wrapped tools, dust barriers at unit door. Within building quiet hours.
  5. 5. Finishes. Floors, kitchen, bath, paint, trim — all in scope. We don't sub out finish work.
  6. 6. Property manager sign-off. Walkthrough with management, no-damage confirmation, deposit return.

Do you work in all GTA condo buildings?

Yes — we've worked in over 80 buildings across the GTA. We adapt to whatever the management requires.

How long does a condo renovation take?

Two to six weeks for a full kitchen+bath reno, depending on scope and elevator availability.

Can I knock down walls?

Non-load-bearing walls usually yes, with board approval. Load-bearing or shear walls are off-limits — but we can often find creative open-concept solutions around them.

What about noise complaints?

We work within quiet hours, never use hammer drills before 9 AM, and pre-notify neighbours. Complaints are rare.

Do you do small jobs like just a kitchen?

Yes — kitchen-only or bath-only condo renovations are common and typically take 2–3 weeks.
